Job Summary 

The Building Engineer oversees the daily operations, maintenance, and functionality of two commercial properties located in Laguna Hills and Orange, CA. This role ensures all building systems are operating efficiently and safely, supervises service vendors, maintains preventive maintenance programs, and serves as the primary point of contact for all facility-related matters — including emergency response. 


Schedule Details 

  • Full-time, on-site role across two commercial properties.
  • Primary base in Laguna Hills, CA, with regular site visits to Orange, CA.
  • Standard hours: Monday–Friday, 6:30 AM PST – 3:30 PM PST.
  • Occasional after-hours or weekend response may be required for building emergencies.


Daily Building Operations

  • Conduct thorough daily walk-throughs and inspections of both properties.
  • Inspect sprinkler, mechanical, and elevator rooms for leaks, safety, and operational integrity.
  • Test emergency systems, including push-to-open accessibility buttons and escape doors.
  • Monitor and adjust HVAC systems (especially pneumatic thermostats) for proper performance.
  • Inspect roofs, drains, restrooms, lobbies, and water fountains for cleanliness and function.
  • Address or report maintenance issues promptly to maintain safe, comfortable environments.


Preventive Maintenance & System Performance

  • Develop and maintain preventive maintenance schedules for all mechanical, electrical, and plumbing systems.
  • Track performance metrics to ensure system reliability, safety, and efficiency.
  • Maintain accurate and up-to-date maintenance logs, documenting all inspections, repairs, and adjustments.
  • Maintain and review vendor maintenance logs and service reports, ensuring all vendor work is properly documented and compliant with company standards.
  • Identify opportunities for energy savings and operational improvements.
  • Support sustainability and energy-efficient practices in daily operations.


Building Systems & Technical Oversight

  • Operate and monitor Johnson Controls Metasys (or similar BMS systems).
  • Troubleshoot and perform light maintenance on HVAC, plumbing, electrical, and life-safety systems.
  • Assist with capital projects, system upgrades, or equipment replacements as needed.
  • Maintain system documentation, schematics, and service history records.


Vendor & Contractor Coordination

  • Coordinate and supervise external vendors (HVAC, electrical, plumbing, janitorial, landscaping, elevator, etc.).
  • Verify quality, completion, and compliance of vendor work orders.
  • Review and file vendor service logs to ensure accurate record-keeping and follow-up on recurring issues.
  • Maintain a vendor maintenance calendar and ensure all contracted services are performed on schedule.
  • Ensure vendors follow safety standards, building codes, and company procedures.


Custodial, Grounds, & Tenant Support

  • Supervise custodial and landscape maintenance for cleanliness and presentation of all common areas.
  • Monitor plant and ground health; ensure signage, fountains, and outdoor areas are clean and functional.
  • Communicate clearly and courteously with tenants and visitors regarding building issues or maintenance activities.


Safety & Compliance

  • Ensure compliance with local, state, and federal codes, including fire-life safety, ADA, and environmental regulations.
  • Serve as the building’s primary emergency contact for law enforcement, fire, and medical personnel.
  • Maintain organized and accurate safety, inspection, and maintenance records for audits and compliance.
  • Promote and adhere to company and OSHA safety protocols at all times.


Qualifications

  • Minimum 5+ years of hands-on experience in commercial building or facilities maintenance
  • Pneumatic Thermostat Systems knowledge & experience
  • Building Automations Systems knowledge & experience (Johnson Controls Metasys system a plus)
  • Hold a current and  valid CA driver's license and reliable transportation; mileage reimbursement eligible
  • Be able to provide a clean DMV report covering the past (3) years
  • Experienced using Personal Protective Equipment (PPE)
  • Experienced in the proper handling of various chemicals (HAZMAT)
  • Ability to read and interpret schematics, blueprints, and equipment manuals.
  • Proven troubleshooting and diagnostic skills across mechanical, electrical, and plumbing systems
  • Experienced in maintaining comprehensive maintenance logs and vendor service records.
  • Physically able to perform maintenance duties (lifting up to 50 lbs, climbing ladders, accessing roofs).
  • Certifications: LEED, HVAC license, EPA Universal certification, or boiler operator licenses.


Preferred Qualifications

  • Familiarity with CMMS systems and work order tracking (preferred)
